The Basic Property Search displays three search fields, but the portal specifically instructs users to use only one field for each search.
Portal rule: use one field only
Do not enter an owner name and address at the same time. Begin with the cleanest single identifier, run the search, then verify the result.

- Clear every other field. Leave owner and address blank.
- Enter the folio exactly as shown. Check all digits and any displayed suffix.

Folio-copy trick: copy and paste the folio from the official result into a plain-text note before opening the Tax Collector or Clerk. This avoids losing digits while moving between systems.

Verify the property before trusting any number

Values are updated during the year. The HCPA portal states that property values remain a work in progress until the final roll is certified in October. Always identify the tax year and whether the value is proposed or certified.

Confirm the unit folio
Match unit number, folio, legal lines, building and condominium name. Do not use an association or master parcel accidentally.
Search buyer and seller
Use the address and prior owner, confirm the deed recording, then ask HCPA when the new ownership will appear.
Try legal-name variations
Search the family name, trustee, deceased owner, estate wording and abbreviated trust name.
Remove entity-name clutter

The HCPA property page explains that its permit information is received from county and city jurisdictions and may be incomplete or pre-date online permitting systems. Some permits that do not trigger field review may not appear.

Installment payment plan
Eligible taxpayers can apply to pay property taxes in four installments. The Tax Collector states that a new installment-plan application must be submitted before May 1.

Mortgage escrow check

Homestead is administered by the Property Appraiser, not the Tax Collector. Ownership and legal residence generally must be established as of January 1.
The statutory March 1 deadline has passed. HCPA states that late-filed homestead applications may be accepted up to the 25th day after the annual TRIM notice is mailed. Apply promptly and confirm the applicable 2026 deadline directly with HCPA.

Save Our Homes assessment limitation
Once a property receives homestead, the following year’s assessed-value increase is generally limited to the lower of 3% or the applicable Consumer Price Index change, except for changes, additions, improvements and other statutory events.
Just value is not assessed value. A homesteaded property can show a higher market or just value while the assessed value remains limited by Save Our Homes.

Portability after moving
